Signing Agent:
Our experienced Florida Notaries Public will meet with you in our offices to notarize and witness any legal or other documents you have which require your signature and a notary seal. We also have mobile Florida Notaries Public which we will arrange to meet you at a remote location such as your workplace to notarize your document in an expedited manner.

Refinance Loan Settlements and Real Estate Closings:
Our Florida Real Estate Attorney and Title Company maintain relationships with numerous local, regional and national banks, lenders, and mortgage companies with which we are already preauthorized to represent for your loan closings. Our experiencedand friendly staff will ensure that your refinance transaction closes smoothly and within the required timelines. Purchase and Sale Settlement and Closings:
Our Real Estate Closing Attorney and Title Company maintain relationships with numerous local, regional and national banks, lenders, and mortgage companies here in Florida with which we are already preauthorized to represent for your loan closings. Our Miami Real Estate Attorney will represent either the Buyer or the Seller in a commercial or residential real estate transaction. South Pointe Title Company will act as the title and closing agent for the Seller, the Buyer, and/or the Lender. Title Insurance:
Florida title insurance is a real estate insurance policy which protects the lender and the homeowner against loss resulting from any defects in the title or claims against a real estate property that were not uncovered in the title search. Most lenders will require a mortgagee title insurance policy at the time of their loan closing. We will always prepare for and institute a swift and effective eviction representation for any matter in which the parties are not able to negotiate a satisfactory and timely resolution.

It is very important to use your own escrow agent when purchasing a foreclosure REO property because if the sale does not close it can take a very long time to obtain return of your escrow funds from a REO lender escrow agent. Folland & Associates, LC maintains an IOTA trust account. Designed for real estate closing attorneys, this account allows interest earned from client accounts held in trust to be disbursed to the Florida Bar Association.

Commercial Lease Drafting and Review:
